Atkinson Towers was launched back in 1959 as a Co-Operative project. Very similar to the Co-Ops in New York City. You were buying a share of stock, not a real estate property, but the right to "use" the apartment for the next fifty (50) years. More forward to the last ten (10) years of the lease. The Association was able to negotiate a purchase of the "Land" and the "Building" from the Owners (Landlords) at a price of about $25,000.00 - $35,000.00 per unit.

Unfortunately, the parking lot (10,000 sq.ft.) for the 37 stalls was owned by another party (Lloyd Char), and he would not sell. Atkinson Towers AOAO put together a deal to offer the 60 stalls on the Atkinson property in a lottery. Note there are 111 units in the building. To make it attractive for the 40 Owners to give up their stall, you reduce the monthly maintenance fees by $250 to $450. For the Owners who want a parking stall, they must pay $325 per month rent.
